Applying for Your Next Home
We’re excited to help you find your next home! Here’s what to expect from our simple and transparent application process at We Rent Them Property Management.
Who Needs to Apply
All adults 18 years and older must complete their own application.
Income & Employment
Household income must be at least 2.5x the monthly rent. Provide two (2) most recent paystubs or two (2) months of bank statements for verification. Self-employed applicants may provide tax returns or business statements.
Credit Requirements & Security Deposits
We use an aggregate credit score (the combined average of all adult applicants’ credit scores) to determine your security deposit:

580–624: 1.5x Marketed Rate – Approved

550–579: 2x Marketed Rate – Approved

549 & Below: Denied

Applicants with excessive accounts in collections or bankruptcies filed in the past seven (7) years will be denied. Applicants with no credit score may qualify with a higher deposit and/or co-signer but will not be denied.

Rental History
We verify the last two (2) years of rental history to ensure reliable tenancy. Applications may be denied for evictions, poor landlord references, or outstanding debts. Applicants with no rental history will be reviewed on a case-by-case basis.
Criminal History
We aim to maintain a safe community. Applications will be automatically denied for any violent criminal history. All other offenses are reviewed on a case-by-case basis.
Pets
We love pets! If the property allows them:

$35/month per pet (non-refundable).

$300 refundable deposit per pet.

Assistance animals are exempt from fees or deposits.

Pet owners are required to obtain renters insurance that covers pet damage and liabilities.

Pets must be kennel-trained and either kenneled or removed from the home during property inspections. This ensures the safety and comfort of both your pets and our inspection staff.
Guarantors
If you don’t meet all qualifications, a guarantor may co-sign. Guarantors must:

Complete a full application and screening.

Set up a tenant portal.

Sign all lease agreements.
Security Deposits
Deposits are fully refundable at move-out if the home is returned in good condition. Deposit amount depends on your credit score tier. Please refer to your lease agreement for full details on deposit return requirements.
