What Constitutes An Emergency?
 

  • Fire: First, call 911! Then, call us.

 

  • Gas Leak: First, call the gas company and/or 911! Then, call us. (Evacuate immediately if you smell gas).

 

  • Major Water Leak/Burst Pipe: Water actively flooding the unit causing significant damage. Try to shut off the main water valve if safe to do so before calling.

 

  • No Heat in Winter (when temperatures are below freezing): Before calling, verify that your thermostat is set correctly, check that the furnace switch is in the “On” position, and replace thermostat batteries if applicable.
     

  • No Air Conditioning in Extreme Heat (temperatures above 90°F+): Before calling, make sure the thermostat is set to “Cool,” check the breaker panel for any tripped breakers, and ensure filters or vents are not blocked.

 

  • Major Electrical Outage (only in your unit, not a neighborhood-wide outage): Before calling, check your breaker panel for tripped breakers and confirm that the power company is not reporting an area outage.

  • Security Breach (broken windows or doors compromising safety): Ensure you are in a safe location, document the issue with a photo/video, and secure the area temporarily if it is safe to do so.

​

  • Sewage Backup: Raw sewage coming up through drains or toilets.

​​

  • Serious Appliance Malfunction: If an appliance like a stove is smoking.
